Firm History

Robins & Gardner, PLLC is the successor law firm to the solo practice originally founded by Tom Robins in 1993 to service the mortgage and commercial lending industries. Located in San Antonio, Texas, Robins & Gardner, PLLC has remained focused on this original mission. Robins & Gardner, PLLC represents dozens of banks, credit unions, mortgage companies, and private lenders in loan transactions, both commercial and residential. The firm also provides a full complement of related legal services for buyers, sellers, lenders, borrowers, and developers of commercial and residential real estate.

At Robins & Gardner, PLLC our mission is to help our clients achieve whatever they are trying to accomplish efficiently, effectively, and in a cost-effective manner.

Unique Strengths

  • No junior associates – We will not hand off your transactions to junior associates and bill you to train them.
  • No litigation – We handle only transactional matters. You will never find us out of the office attending trials or depositions.
  • Both residential and commercial lending – We handle both commercial and residential loans, which is not typical of law firms. This dual-competency helps us do both better. We can recognize when a proposed commercial loan structure raises homestead issues, or when a mortgage loan might be eligible for commercial treatment. In addition, we get a wider perspective on the activities of our clients and the common concerns and challenges between these activities.
  • Technology Driven – We have developed and implemented document preparation systems for use on both commercial and residential loans that helps us provide accurate and timely loan document packages. This allows us to offer flat fee services on both commercial and residential loan documentation services.
  • Focused Experience – We document hundreds of loans every year. We have developed solutions and expertise in how to overcome the various issues that may arise on the road to a successful closing. This includes the negotiation of documents in a way that protects your interests without antagonizing your customers. Our experience has also allowed us to develop an extensive and advanced form library.

  • Simplicity / Efficiency – Not every solution needs to be complicated. Because our fees are typically billed at a flat rate, we are incentived to find the simplest and most cost-effective answer. Inefficiency and waste costs us money too.
  • Honesty – You may not always like our answers, but you can be sure we are striving to present to you the unbiased truth. We see it as part of our job. We will treat you with honesty and respect. And we expect the same from our clients.
